Purchasing Flood Insurance

Apart from of the insurance company from which they are purchased, all NFIP policies share the same language and cost. It is recommended that one should purchase from an insurance company that has a history of cooperation with their regular policy settlements with this standard pricing. Companies NFIP policies will tend toward the same liberalism or conservatives as is taken with their own policies. A business that usually gives the lowest payouts is also more likely to regulate its flood losses accordingly, even though the premium doesn't change regardless of those providing the coverage.

The three NFIP policies available are for commercial property, condominium property and dwellings. Contents are included. The Insurance Services Office also presented an endorsement, CP 10 65, which is usable with general lines policies, either on an excess basis over NFIP policies or, on a principal basis with businesses not subject to NFIP coverage.

The flood policy will cover damages to the building, personal property, removal of debris, and any changes in compliance costs.

Building Coverage

Building coverage is relevant to the building structure and includes exceptions and extensions. The plan contains a list of 23 specific property items that will be covered including awnings and canopies, Venetian blinds, permanently installed wall mirrors, sprinkler systems and ventilating equipment. The plan will extend to cover other fixtures, machinery as well as any other equipment within the building.

There are no definitions offered for most of these items and hence, very often, controversies can arise between the insured person and the company's adjusters over the existence and extent of coverage. The materials and supplies used for constructing, altering or repairing the building, when stored in a fully enclosed building either on or off of the property, as well as any buildings in the process of construction that have not yet been walled and roofed will be included in the building coverage. Do not rely on the guarantee of coverage for any item since conditions apply and should be checked before hand.

Personal Property Coverage

Rare to the common property insurance policy, coverage is not permitted for uncovered property that is in the open nor vehicles on or close to the premises with the NFIP Coverage.

The coverage for personal property under NFIP applies to property located either in or on a fully enclosed insured building. Rare to the common property insurance policy, coverage is not permitted for uncovered property that is in the open nor vehicles on or close to the premises with the NFIP Coverage. Either household contents or "other than household contents" are provided for by the policy, but not both. Unless they obtain separate coverage for household contents and business property at the same location, this could produce a problem for people who had a business for people who have a business or office in their home.

When properties are considered to be for business or houses, a problem could occur. Determining how such property should be treated should be discussed with underwriters in advance.

The following items will be covered under personal property, if they are not already covered under the building insurance: carpeting, furniture that is kept inside a fully closed building on the premises, outdoor equipment, kitchen appliances and air conditioners. Artwork, rare books, jewelry, watches and furs have a limit of insurance imposed on them. Separate coverage should be arranged for such items if there is any substantial value, perhaps under an inland marine floater that would include flood coverage. Personal property coverage of up to ten percent can be applied to tenant's improvements and building betterments, but not as additional insurance.
